Buying a home is one of, if not the biggest, purchase most of us will ever make in our life time. It is important to know that you will have a dedicated and educated professional working on your behalf. We, at Paramount Realty Solutions, we make sure you are protected and informed as we work with you to turn your dream into an address.

Where do I begin?
You have started in a good place, reading and educating yourself is a great way to begin your search. 

What does a great buyer’s agent look like?
They look like us.  A great buyer’s agent will keep you informed from the very beginning. We will explain to you what agency looks like in North Carolina and all of the types of agency available to clients. A good buyer’s agent will help guide you to the home of your dreams and make sure you are making the best decision with your investment of time and money.

What does a buyer’s agent do for their clients?
We keep you informed, we will make you aware of any thing that may affect a property you are interested in both positively and negatively. We share any information about the seller and their property that will give you an advantage in negotiations. We help you every step of the way from finding your property, writing up an offer, getting under contract, completing inspections, and getting you to the closing table. Our goal is to make this as easy and relaxing a process as we can.

How much should I expect to pay out of pocket in closings costs when buying a home?
There are three categories of closing costs you can expect to pay as a buyer. 

  1. Lender Fees: Monies paid to your lender for the processing of your loan, origination fees, and discount points just to name a few. 
  2. Third Party Fees: Home Inspections, Pest Inspections, Radon Tests, Septic Tank Inspections are just a few of the costs associated with buying a home. These can sometimes be paid at closing, but your lender would have to approve this. A smart buyer budgets several hundred dollars to be paid out of pocket when completing inspections on the home they are purchasing. We have vendors we work with regularly that can be trusted to do thorough and accurate inspections of the property.
  3. Prepaid Costs: These are the costs that are prorated and explained in an offer to purchase and contract. These could include, but are not limited to, property taxes, HOA fees, insurance, and interest on your new financing.

How much home can I afford?
Ask a lender, Realtors are not lending experts and there are a lot of factors that are taken into account when qualifying home buyers. We have several lenders that we can recommend and they will be more than happy to give you all the information you need.

How long does it take to buy a home?

Buying a home takes time. The average home buyer takes anywhere between 45-60 days. A great way to expedite this process to talk to a lender and get pre-approved.  This will allow you to see where you can improve your finances and learn what exactly you need to do, if anything, to make sure you are in the best possible situation to buy a home.
